Client:
South Oxfordshire Housing Association (SOHA)
Summary of Project:
With planning approval obtained by others,
SOHA decided to use this scheme as their first environmental development
and approached Bree Day Partnership to see how this could be achieved
within the constraints of the existing planning approval. Unfortunately
tight planning controls by the local authority also restricted the
use of some environmental features so as not to be visible from
the main road.
It
was built on the site of a derelict council depot, the original
buildings were demolished and some materials were later recycled
into the finished scheme.
Solar Water panels are provided to the 4 flats and
one of the adjacent houses, providing up to 60% of their hot water
demand. Opposite, because the houses have large gardens, 2 geothermal
heating systems were installed utilising a 'slinky' coil. The 4
houses facing onto Lydalls Road have PV 'slates' to the rear south
facing elevation providing up to 50% of each home's electricity
requirement.
Description Project:
7 No. 2 Bed Houses
4 No. 1 Bed Flats
Passive
stack ventilation, rainwater butts, high SAP ratings (average 100),
sun-pipes and energy efficient lighting contribute to this developments
environmental credentials.
